How to Know if Your Roof Is Suitable for Solar Panels in Devon
Roof suitability involves more than direction
Roof orientation is useful, but it is not enough to decide whether solar panels are suitable for your home. The roof covering, pitch, condition, available space, shading and electrical layout all affect how a system can be designed.
That matters across South Devon, where homes range from older properties in Brixham and Dartmouth to more modern houses around Paignton, Torquay and Newton Abbot. Two roofs that look similar from the road can present very different installation requirements.
Here is what we look at during a proper assessment.
The roof covering and its condition
Solar panels are fixed to a mounting system, and that mounting system must be secured through or alongside the roof covering without compromising its weather resistance. Concrete tiles, slate, interlocking tiles and other coverings each require the correct fixings and installation method.
Older slate roofs need particular care. Individual slates can be more vulnerable to damage during access and fixing, while the condition of the battens and underlying timbers may not be obvious from ground level. A roof can appear sound externally but still need attention before panels are installed.
The same principle applies to roofs with ageing tiles, previous repairs, moss damage or areas of movement. Installing panels over a roof that is already nearing the end of its serviceable life can create an avoidable problem. The panels and mounting would eventually need to be disturbed if major roof work became necessary.
If the covering or structure needs attention, the sensible sequence is to deal with that first, then install the solar system on a sound base.
Roof shape, pitch and usable area
A simple roof plane is generally easier to work with than a roof broken up by dormers, valleys, skylights, chimneys or multiple small sections. These features reduce the uninterrupted area available for panels and can affect how the array is divided.
Pitch also influences the mounting arrangement and how the panels sit on the roof. The best layout is not always the one that fills every available space. A crowded design can make access, maintenance and cable routing more complicated, particularly where roof features create narrow gaps.
We also consider which roof faces are genuinely usable. A property may have a large roof area, but only part of it may be practical for solar because of shading, obstructions or the position of the building.
Shading from chimneys, trees and nearby buildings
Shading is not simply a question of whether part of the roof is in shadow at a particular point in the day. A chimney, neighbouring building, dormer or tree can affect different sections of the array in different ways.
When one section of a solar array is shaded, its effect depends on how the panels are arranged and how the system manages separate roof areas. This is why panel placement and electrical design need to be considered together. A layout that looks tidy may not be the best-performing option if it groups panels with very different shading conditions.
Trees and buildings should be assessed as part of the property, not treated as an afterthought. If shading is likely to change, such as where trees may grow taller, that should form part of the design discussion.
The structure and the route into the house
Panels add weight to the roof, so the supporting structure must be considered alongside the mounting system. The relevant questions include the condition of the rafters and battens, how the load is distributed and whether the roof has already been altered.
The route from the roof to the inverter and consumer unit matters as well. A short, practical cable route can be very different from one that passes through several floors or around extensions. The inverter needs a suitable location with enough space and appropriate conditions for the equipment. Its position can affect visual appearance, cable length and future access.
The existing consumer unit and electrical installation also form part of the assessment. Solar generation introduces new equipment and protection requirements, so the installation must be integrated safely with the property’s existing electrical system rather than treated as a roof-only project.
Older, extended and unusual properties
Older homes may have irregular roof lines, historic coverings or electrical installations that have been modified over many years. Extensions can create different roof orientations and shading patterns, while flat roofs require a different mounting approach from pitched roofs.
Listed buildings and homes in conservation areas may also have planning constraints that affect where equipment can be placed. The roof may be physically suitable while the preferred panel layout still needs adjustment. We consider these property-specific issues before recommending a design.

What to have ready before the survey
You do not need to climb onto the roof or inspect electrical equipment yourself. Instead, note any known roof leaks, recent repairs, extensions, loft conversions or plans to alter the property. It is also useful to identify large trees, nearby buildings and the location of the consumer unit if you know it.
